The Manufactured-To-Rent (MTR) division’s core mission is to acquire and develop brand-new communities from the ground up. This includes constructing all the infrastructure, including roads, utilities, community amenities, and development of the home sites. This innovative model amalgamates the advantages of modern manufactured homes—such as rapid construction, cost-effectiveness, and high quality—with the added bonus of sidestepping long-term commitments and costs linked with traditional home building. Residents enjoy the privileges of ownership, such as building equity, without the burdens of property taxes and benefit from community amenities.
This year, our vision for MTR took physical form with the unveiling of Rockrose Ranch at Lake Conroe in Willis, Texas, marking our most ambitious project to date. Sprawling across 170 acres, Rockrose Ranch is not just our largest ground-up development but a clear indication of where the future of community living is headed. Once fully realized, the community will feature over 700 meticulously designed homesites, bifurcated into a serene, gated, active-adult village and a vibrant all-ages section.
Our aim with Rockrose Ranch transcends merely building homes; it’s about reimagining the entire spectrum of community living for our customers. Today’s manufactured homes, with their superior structural quality, stand head and shoulders above traditional site-built counterparts. In fact, the finishes of our new manufactured homes are so refined that distinguishing them from conventionally built homes becomes a challenge.
The excitement and anticipation for Rockrose are palpable not just within our team, but it resonates with our customers too. Founders’ Club members Bill and Bonnie Eble recently shared their enthusiasm: “We are excited to settle in this nice community and make Texas our home! We love our new house; it has lots of storage and style.” Similarly, Robert and Sandra Smith, also Founders’ Club members, are eagerly awaiting the community experiences, especially stating, “The clubhouse is going to be the best place for meeting people. I look forward to all the amenities.”
As we reflect on the success of Rockrose Ranch, our gaze is firmly set on the horizon. Come late Spring 2024, we are scheduled to introduce our next MTR development—Indigo Skies.
