Application for Residency and Fee Disclosure

Every person 18 years or older who will be living in the Community must complete an Application for Residency, be screened, and if appropriate approved, regardless of whether they are contributing to the payment of rent. Each applicant must pay an application processing fee that may vary in amount, depending on the particular community, which shall not exceed $50 per applicant. The application fee is comprised entirely of costs that may include but are not limited to, where permitted by law, identity verification, credit review, employment/income verification, criminal conviction records review, civil court records review of prior evictions and/or unpaid money judgments, prior landlord verification, as well as related internal administrative time related to processing the application. Although we are offering the convenience of an on-line application, an applicant is required to visit the community in-person to provide management with copies of required supporting documents and personal identification to complete the application process. Where required by law, the application fee will be waived if Applicant submits a current Portable Tenant Screening Report (PTSR) prepared by a third-party consumer reporting agency dated within 30 days of the date of the Application. Confirm any PTSR requirements, or other terms and conditions of residency directly with community management. The application review/screening process is completed with the assistance of a third-party screening agency, Origen Financial Services, LLC, 27777 Franklin Road, Southfield, MI 48034. Approved applications will become a part of the applicant’s residency file. By proceeding with the on-line application, applicant agrees that he/she/they have had the opportunity to review the community’s tenant selection criteria and that if applicant does not meet the selection criteria or provides inaccurate or incomplete information, the application may be rejected (Texas Applicants Only: and your application fee will not be refunded).  We follow all federal, state and local fair housing laws and encourage all persons to apply regardless of financial or other issues.
